Owners Interest insurance protects the project owner against third-party claims arising from the operations of hired contractors. It’s not general liability for the GC - it’s dedicated protection for the owner’s liability exposure.

The project owner - the entity that directly hires the contractors - is the primary insured under the policy, not the contractors or subcontractors. The policy typically covers liabilities that could arise during the construction process, such as property damage or bodily injury, protecting the owner from potential financial losses.
COVERED SCENARIOS INCLUDE:
  • A subcontractor drops equipment from scaffolding, injuring a pedestrian - owner is named in the suit.
  • Property damage to a neighboring building during excavation - plaintiff targets the project owner and the general contractor doesn’t have enough insurance.
  • A contractor’s faulty work results in bodily injury post-completion - long-tail liability attaches to the owner.

We welcome both new construction as well as renovation work on residential and commercial construction, including:
  • Single-family custom homes
  • Large apartment complexes
  • Condominiums & townhomes
  • Hotels & hospitality developments
  • Manufacturing & warehouse complexes
Also eligible:
  • Airport work (outside secure areas)
  • Projects adjacent to rail lines
  • Crane work, including tower cranes, with verified GC and crane operator insurance
  • Work including structural changes and improvements

APPETITE HIGHLIGHTS
  • Offering Limits up to $10MM/$10MM
  • Blanket Additional Insured, automatically provided
  • Tailor your policy with options for pollution (multiple ISO options available), subsidence, and more
  • Coverage up to 10 years or the statute of repose (whichever is less) for Extended Completed Operations

WHAT ARE WE NOT A MARKET FOR?
  • Blasting or explosive-driven operations
  • Bridge, dam, tunnel, or public road construction
  • Pipelines, landfills, power plants, or refinery work
  • Projects with multiple locations under one policy (unless locations are adjacent to one another)
  • Projects in process more than 90 days
  • Including the General Contractor as a named insured
  • Work within airport security zones
  • High-hazard energy or waste-related construction
  • Work on bridges, highway overpasses & tunnels

WHAT REQUIRES AN UNDERWRITING REFERRAL?
  • Modifications or adjustments:
    • Terms and conditions produced by the platform
    • Form fill-in language
    • Commission provided
  • Custom homes where costs exceed $5MM
  • Exterior work on projects higher than 5 stories
  • Projects with more than $40MM in construction costs where GC carries limited liability coverage (i.e. less than $10MM); however, we have no limit to project sizes based on referrals
  • General Contractor Controls: Evidence of proper contractor controls and contractual liability transfers is required
  • Crane work in metropolitan, high-hazard locations
